A property valuation built on real sales, not asking prices

Most online valuation tools estimate your property from listings — asking prices, often well above what was actually paid. Valo does the opposite: we use only the DVF (Demandes de Valeurs Foncières) database published by the French tax authority, which records every property transaction in France. The result: a price per m² grounded in real market reality.

What you get in seconds

  • Validated DVF data

Valuation computed from official sales recorded by notaries and published as open data by the DGFiP.

  • Nearby comparables

A list of similar properties sold near you, with floor area, number of rooms, price and exact distance.

  • Indexed to current month

Each comparable sale is adjusted to today using a local price index to reflect current market conditions.

  • Confidence range

A clear low and high bound based on the real dispersion of sales — no fake precision.

  • Houses and flats

Covers all types of residential property, anywhere in mainland France.

  • Free, no sign-up

No account, no email, no sales call. Instant result.

How Valo calculates your property's value

  1. 1. Precise geocoding Your address is resolved via the French National Address Base (BAN) for exact coordinates.
  2. 2. Comparable search We query the DVF database for the closest and most similar recent sales.
  3. 3. Time indexation Each historical price per m² is adjusted to the current month using a local price index.
  4. 4. Reconciliation Valo combines an indexed model and a weighted comparables model to produce the final valuation and its range.

Nationwide coverage

Valo covers all of mainland France: Paris, Lyon, Marseille, Bordeaux, Lille, Nantes, Toulouse, Nice, Strasbourg, Montpellier, Rennes, and every rural and peri-urban commune. Only the Alsace-Moselle départements (57, 67, 68) are excluded, as they are not part of the national DVF dataset.
